Stages

First telephone/Zoom/Teams consultation (20 minutes) Free

£150donationinvited to the charity Shelter for an initial visit, first appraisal and consultation (2 hours)

Up to a planning application: fixed price, calculated on complexity and services required. Typically around 3% of the budget

Technical design after planning: fixed price, similar to the planning stage

Tender information and conducting a tender, again based on complexity and size, around 2% of the budget: fixed fee

Party walls services: advice and service of party wall notices fixed fee

Construction and post-completion stages building contract administration: time charge

Overall fees for full services from first appraisal to final sign-off are typically around 12% of the construction cost, 15% for conservation/listed building projects. Percentages decline for projects over £300 000 construction cost.

Construction cost is defined in our services contract but in brief this is the cost of the building work, and excludes permissions, consultants and VAT.
